What Are Fire Door Inspections?

Fire doors are a legally required element of passive fire protection in most commercial, public, and multi-occupancy residential buildings. When correctly specified, installed, and maintained, they provide a critical barrier against the spread of fire and smoke — buying vital time for evacuation and limiting damage to property.

However, fire doors are only effective when they are in full working order. Damaged seals, incorrect ironmongery, propped-open doors, or poor installation can render a fire door completely ineffective — and leave building owners in breach of their legal obligations under the Regulatory Reform (Fire Safety) Order 2005 and the Fire Safety Act 2021.

What Our Inspectors Check

Every fire door inspection carried out by Guardian covers the following elements as a minimum, in accordance with BS 8214 and relevant guidance.

Door leaf condition — checking for damage, warping, or deterioration
Frame and architrave integrity — ensuring the frame is secure and undamaged
Intumescent seals — verifying seals are present, intact, and correctly fitted
Smoke seals — checking for correct installation and condition
Self-closing devices — testing operation and ensuring doors close fully into the rebate
Hinges and ironmongery — checking for correct specification, condition, and fixing
Glazing and vision panels — verifying fire-rated glass and beading are correct
Gap measurements — measuring gaps around the door leaf to ensure compliance
Threshold gaps — checking the gap at the bottom of the door
Door signage — ensuring correct "Fire Door Keep Shut" signage is in place
Certification and labelling — checking for third-party certification labels
Overall installation quality — assessing the door set as a whole

Detailed Compliance Reports

Following every inspection, you will receive a comprehensive written report covering every fire door surveyed. Each report includes:

  • A schedule of all fire doors inspected, with unique reference numbers
  • Photographic evidence of each door and any defects identified
  • A clear pass or fail status for each door
  • A prioritised defect schedule, categorising issues by severity
  • Specific remedial action recommendations for each defect
